Considering this is your first purchase as well as investment, there is a lot of 'hand holding' and education that will cost time and dedication, to have the same 2-3 agents compete for the same sale, shopping the same MLS inventory, and still dedicate as efforts to one client would be completely unfair.

Then I took bits and pieces from feedback I read on this forum, I also read a few books, watched some Youtube videos and between the self-education and the experience I slowly became very knowledgable about it.It's a low margin business but I am good at it and I now offer my clients property management, brokerage and construction project management so we can literally help a client buy a house, manage the rebab and then manage the property (and we have done this for some clients).

From the time Hawaii was identified as a strong possibility I began market research ( I did live in Hawaii for four years prior so it is not a completely new area for me), educating myself on marketing, building a real estate business, generating leads, the top brokers and agents in the area, successful business models and was to track leads.
