Partner with someone who has a solid track record and you can mitigate that risk in order to achieve the best risk-adjusted returns in real estate -- not to mention the economies of scale and superior tax advantages. 

With a 4/2 you could probably achieve 100% of the home rental value.

An asset optimizing loan is great as well as cash flowing property loan. 

I know its not the smartest move to go in on a deal together but we plan on getting married one day, and Id like to get a head start on achieving financial freedom.
