How to get my first rental property w/ my GF in Southern CA

Hello Bigger Pockets

So my girlfriend and I want to move in together but I'd rather pay for a mortgage than paying rent. I know its not the smartest move to go in on a deal together but we plan on getting married one day, and Id like to get a head start on achieving financial freedom.  I currently have 25k saved up in liquid cash, but w/ her savings and mine combined I am sure we would have more then enough.  

I'd like to house hack ideally or maybe you "BP members" have a better idea of how to go about this. I was thinking of going through an FHA loan for a duplex or 3plex and of course trying to rent out the other units. Another idea, I had in mind was getting a SFH and renting out a room, or using AIR BnB to help pay for the mortgage. One last idea was to live and flip, she did mention she was okay in living in a house that needed construction, but again just another idea.


My main concern is how can my girlfriend and I go about this as partners, in-case the worse was to happen.
