Like everyone else mentioned, you will most likely want a shell company to be the face of your business, and do all the quick work (Flips, wholesaling, business cards, leads, etc.)

If they ask cause of death of course you are honest but leading with someone committed suicide here doesn't set the right tone. you will get those who care and those who don't. 

If the drainage isn't fixed then that is something that the future tenant will surely point out within the first month of moving in and therefor leading to you to have to fix it.

Finding leads and deals I get but now my struggle is how do I find wholesale friendly title companies in my area and out of state?

Im looking to see if anyone has any contacts or recommendations for contractors in Eastern Washington, specifically Wenatchee.If there good, there probably busy and have jobs lined up and maybe even turning down jobs.But I thought id start looking by asking here and seeing if anyone has any leads or advice.

I'm currently looking for any recommendations or leads on reputable builders that has worked townhouse communities in the past.

Personally, I believe in the BRRR strategy as a great way to start as this option can lead to a flip or buy and hold rental.

However, I recently was given a lead by a fellow female investor for a CPA in Decatur, TX that is also a real estate investor.

Each group can be lead with one local & few people from outside state .
