While the quality of these flappers has improved over time, people will toss those bleach tablets into the tank which really chew them up.  

The pros I've heard for management companies are: they help get quality tenants, they handle the minor maintenance issues, and they can help you buy properties wisely (like in my example above).

A quality eggshell should clean well.

I have financed multiple MHPs and like that the yields are better than if I invested in a B quality multifamily property.

Sitting around worrying about the data quality of a third party provide is just an excuse for not taking action.

I try to keep well maintained properties and am in the replace with high quality components rather than slap dab patches that need to be redone every few months. 

Most won't touch it; those that will are about as high quality as the tenants you will get in those areas.
