:shock: shes handy and tough so hopefully with the both of us we can cut some of the "labor costs" out of rehabs...well as soon as i get started and she moves here. anyways..i have several posts out there now. i think my next step is to contact my RE agent since i don't have contacts...although i haven't gotten any info good or bad on that area....

Hopefully, all those bad things about the owner are true, because if they jobs, money, or other assets, the bank's not going to take a short sale.After going around with the bank, if you get to some agreed upon price, then turn around and offer it to your buyers.

IMHO that's why CA is so broke as a state. they are too high on their horses to let this market take its course and go through what it must go through in order to recover.as a "bulk buying bottom feeder", were paying over 50 cents in CA. it makes sense that buying 1 or 2 at a time would put you in the 75-80 range.as an investor, i say hold in CA. don't buy yet. their crap smells as bad as anyone else in GA and OH and their market will still get rocked.jeff

the solution to this problem is very simple and specific: we need 8 million people willing to work for a $1 a day in unimaginably bad conditions w/ no benefits and absolutely no rights and no birth control so they can breed more workers in just 5 years and 9 months.i think we could end the mfg job arguement altogether and send them all to other countries.

This is not always a bad thing as the extra income from late fees has helped us, but when combined with the junk in the yards, it is becoming a very difficult situation to know what to do except to evict them.

If you made a mistake, you can tape more paper over the bad cut.Get the paper to fit right, and then tape it over the vinyl and cut to the pattern.
