Get a contract you plan to use and make sure you understand every word it says and always, always include a contingency clause in your purchase contract to allow time to flip the property to a rehabber.

Make sure you put in an extra 10 to 15% contingency budget for unknowns the contractor couldn't see.Add in your expected resale costs from selling such as buyer closing costs you pay for and agent commissions and legal fees etc.A site to look at it 123flip . com    It's Jason Scott's site a member on here and it has line by line cost examples for each project you can look at.

Gonna echo @Dan Chapman here, if I could find a duplex in Seattle for $200K, especially if it was in a solid area, I would waive all contingencies and pay cash.I don't even care if it's a tear-down at that point, raw land in Seattle that you can build 2, 3, or 4 units on is easily worth $200K in a decent neighborhood.
