You'd have to issue receipts to everybody for records purposes, and you are absolutely setting yourself up to be robbed if your routine is carrying around large amounts of cash on the 1st of every month. 

I think sellers think they will get screwed when an investor send them a letter with a fancy website address, and a bunch of "fast talk".  

It doesn't have to be fancy or expensive, it just has to work for you.

A good deal does not mean someone is was cheated out of anything, the negotiations I take place in are not adversarial, there's no haggling or fancy sales techniques, just 100% cooperation and problem solving. 

Beyond that, most other reasons are outside the scope of financial sense - you want to live in something considerably more fancy than your financial assets allow you to buy, might be a reason to rent.

Many people have such a busy routine to where they don’t have time to pick up the phone.

It doesn’t have to be super fancy or expensive just functional and not a hot mess.

And lastly, what "fancy talk" are you refering to?

I worked in fancy restaurants & nice hotels for years & would love a piece of that pie.
