All of the guests we have had have been very respectful/ clean and I wouldn't even know that they are there if I didn't know they had booked the space (I live on the property and my bedroom window is near the RV so I would have heard any disturbances.)2.)

I don’t raise the rent year-to-year with tenants, but when I am searching for a new tenant, I research both the government’s fair market value calculator and what the market can bear and that is where I set my rent.Prior to every new renter, I have the entire apartment deep cleaned by a professional cleaner and the carpets are shampooed.

It includes throw tenant’s leftover to a dumpster, change the floor, clean the yard, paint the whole house, deep cleaning the whole house. 

Basically you have a title issue, ownership can’t be transferred and traditional lending isn’t available until it is cleaned up. 

The loan from the exact same bank at the first of the year was in line with what the rates were in Dallas, so I figure this one was more or less in line.End of the day, I think we are in a interest rate rising environment, imo its time to lock in long term debt,  clean up the personal balance sheet, sell marginal properties and be very selective on purchases.I know we are being a lot more selective in the offers we make.

Clean up the building.

The second vacant one was recently evicted about a month ago which they are renovating before closing as well.I have seen the inside of the property, the two occupied units have been there for at least two years and it’s a little dirty which could use cleaning and refurnishing when they choose to move out.

I also like that your property is located next door because it is very clean and well maintained.

I fold laundry, clean the house, take the dogs on a walk, etc. all before the rest of the house decides to get up.
