After sanding down the areas and painting those areas (mainly the hallway and kitchen - they shared the same wall on opposite sides) it looked good. 

Wait until you have a permit issue and have to deal with a local zoning board that won't budge.. bathroom. kitchen. floors.gutters.driveway.windows.painting.tile work.doors.patching walls

Roof replaced 2 years ago, HVAC replaced last year, new SS appliances 2 years ago, new wired shed, renovated bathrooms with everything new except shower and floor, new kitchen counters and sink. 

My second floor bathroom is leaking into the ceiling of my kitchen as showed in this picture.

In order for me to accomplish that, I have plans to spend approx 25-30k ( example) on renovations in order to update/fix/repair the roof, kitchen, floors etc..

I thought I was going to have to rip everything out including the drywall but instead I bought some Zinsser BIN shellac and painted the entire apt, everything got covered even the kitchen cabinets.

:)now I'm looking at my possible second deal.it's an older one. 4 bedrooms 1 bathroom, will need painting, furniture.. might be able to keep the kitchen, but it's old looking. will probably be renting to students and truth be told. they don't have options. very few places to rent in the city. 45k + repairs, rents for 125/bedroom/month (around 500). now the cool thing it actually brings an attic that already has water and electricity, and an old bathroom in it. would have to fully restore this attic but I would be able to make a 1bedroom apartment there. won't probably rent it for much more than a bedroom on the actual apartment though as it's a descending ceiling on both sides.

I was surprised to discover there are companies that actually rent out minutia kind of stuff like kitchen items, lol. 

The repairs would not necessarily need to be done all at once but it would need a new kitchen, a front door, and several windows replaced.

Each unit needs an updated kitchen and bathroom.
