As new investor living in Nashville, finding a good price home (that is not falling a part), AND able make the numbers work, is getting tight.

I am purchasing a 19 unit apartment building in Berwyn right now, and I am not ever planning on paying for the mortgage payment myself!

She also knew the apartment was being shown since the agent from Renters Warehouse was notifying her of showings.  4 days before the move out date, I had a city inspection and when I went into the property, it didn't appear that any packing or moving had been started even though she stated that she already had a few days prior over the phone.

I have looked at the Thoroughbred II at HD ($0.88/sf), but do not want to install and it ends up looking TOO cheap / terrible.I am thinking along the lines of new-build apartments / builder grade equivalent carpet?

And then reality grabs me, when I realize I bought an apartment in NYC built in '08, and even that building has had its share of problems. 

I understand you get what you pay for, and I plan to retire with these apartments, but just going back on my own with my property management company, I need to be very cost conscious. 

Long term I would suggest apartment complexes (5+ units) with some wholesaling or Fix and Flip. 

Obtain hard money of $250k, convert back to a single family luxury home, and sell for a potential 71% Cash-on-Cash Return.4.

Should I list each room separately or list the whole apartment and let the tenants figure it out?
