Case in point being they were either not notified of the inspection (owner didn’t want to deal with notifying them) or they were notified and they didn’t let your guys in (tenants just being difficult to be difficult).

I was under the impression that it is the insurer's responsibility to notify us that the policy has been cancelled due to non-payment.

Unfortunately he never made sure his “partner” was prevented from continuing to use his license and name or notified anyone about this, so he left himself liable.

Normally an appraisal would be ordered after inspection and the loan officer would check with you to make sure that you were ready for that step (and frequently notify your realtor as well).

So sorry on the delay, as I either didn't get notified of your comment, or I'm an idiot and overlooked the notification (likely the latter lol).
