The other docs you'll want and they are required to provide are: - condo docs - rules and regs - budget - it appears you have Standard rule of thumb q's with condos- can you have pets or ESA only? 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

If you add clauses to your lease that tack MONETARY penalties to unauthorized occupants, pets, smoking - then you WOULD be able to evict for non-payment, no?  

I don't know about MA laws, but if it is in their current lease about pets, then you have to honor the current lease. 

The previous landlord's manager didn't charge him for any pet deposit!!!

I see people charging that for pets in my area, but not for cleaning.

This is why I don't allow pets, I have one of the best trained dogs and she has had an accident twice in 8 years that cost me.

Do most of the target market own pets, but your property is a pet-free rental?

The tenant wants her deposit refunded but I believe she owes my money for at least a pet fee and to clean the house back up.
