I know that I would be using a QuitClaim Deed to transfer the property to the LLC but I'm not too familiar with that process. 

They didn't give you clear positive signals about this potential tenant so I'd take the results back to the applicant, show them the answers, and let them know you can't in good faith move forward with their application process due to an incomplete reference.  

The entire process from a signed LOI to a signed PSA is 10-14 days.

If I understand correctly, this is due to wholesalers not wanting/able to deal with a long loan process when holding on to a deal for the investor (correct me if my thought process is wrong).

And in most instances you can't even apply for a conditional use permit or a variance to allow for a non-conforming use so the process to change uses requires the city code to be amended. 

I just went through the process on a 4 unit that I did not end up buying.

Hey guys and gals,I created this thread in hopes to hear about some of you guys' stories.I am currently in the process of obtaining a collegiate certificate in property management here in Canada and like most on here, I am dreaming of being able to start my own business.

A buyer normally is willing to pay a higher interest rate since they may be looking for owner financing due to difficulty qualifying with a institutional lender.I have obtained a much higher interest rate than what I would receive in any bank.I have also used the same process with a buyer by giving him multiple notes with each secured by its own mortgage.

It will be a learning process, it will be stressful but it will be worth it. then you'll reach the process 1-2yrs later :)

I'm interested in this land but there's a mobile home on it and the sellers only own the land so have no title for it, it does have two liens on it one from a bank and one from the County, I want to know if my purchase will be a good idea and if the process of putting trailer in my name is straight forward.
