If it is a over/under your friend is dealing with I would check with the building department if it is possible that the building was constructed to code and if not,  then see if an additional layer of 5/8" fire rated drywall that was taped and mudded with fire rated mud would solve the problem to the appraisers satisfaction.

YOU need the live interaction the reflection of voices the smooth and quick one line objection handling techniques etc etc.. now wholesaling is all about marketing and sales.. yet no one focuses on how sales skills only marketing IE yellow letters and door knock etc.. but now what the heck to do when you do get a lead.. that is were the money is made anyone can market that's simply a function of money..
