You need to build a rapport with the seller, find out what their motivation is, and work to solve their needs.

You will have to pay a premium for labor, materials, & skill set of the contractor you are working with.

This is an important piece of the puzzle I just discovered as well, kind of a dream deflator, lol.

If it is a over/under your friend is dealing with I would check with the building department if it is possible that the building was constructed to code and if not,  then see if an additional layer of 5/8" fire rated drywall that was taped and mudded with fire rated mud would solve the problem to the appraisers satisfaction.  

Learn the skills, do the work, and grind out deals as cost effective as I can before starting to invest money in ad campaigns. 

YOU need the live interaction the reflection of voices the smooth and quick one line objection handling techniques etc etc.. now wholesaling is all about marketing and sales.. yet no one focuses on how sales skills only marketing IE yellow letters and door knock etc.. but now what the heck to do when you do get a lead.. that is were the money is made anyone can market that's simply a function of money..

To add to that, find a sponsor's pain point and help them solve it.
