I'm new to the community and seeking advice regarding my first flip.

I seek out properties that have existing tenants. 

I'm  aiming for the stars of course, and i know a lot of you on here seek big profits on investments, but ultimately i'm just trying to make a living doing what I love.

@Chandler Ludwick you need to seek out a very good CPA and RE attorney.

Do we live in the property for two years, then sell or do we flip (in which case it sounds like we should seek out a private or hard money lender)?

I am currently a loan officer but have decided I rather seek out endeavors that allow me to acquire the assets that will change my family's and learn the business from a different perspective through application.
