I'm not sure at this point whether they are a non-US citizen, or a US citizen living abroad, if that makes any difference.

Even if you win in court you still have to get paid from these great class citizens that allow others to live in your place of ownership after they vacant.I can  only imagine the trash and junk they will leave and damage!!
