I've read a lot of Your post's, Thank You.Hey Dave, I'm going to be hands on for a while yet, so a 30 mile radius is probably a limiting factor for the next purchase, but of course money could make that midnight No heat/furnace call a bit easier to drive.

I've defiantly thought of renting out my current home vs. selling - but it's 4 acres of farm and 16 more of forest to take care of in the middle of the mountains (you have to drive about 20 minutes to find cell service) and I'm a bit anxious about finding a renter that would take care of it all.

mentioned you can deduct mileage to your rental from your own home>I always thought the mileage begins when you reach the rental (ie, I drive 20 miles from my primary residence to the rental and then go 1 mile round trip to home depot, I can only deduct one mile.confused!
