I would get on social media and find an agent who will give you some time.

A written and signed statement confirming these responses can be required from a professional medical or mental health practitioner, or a social worker.

If they don't have a website (big yellow flag)/ social media accounts (small yellow flag) and a consistent presence (small yellow flag) then be more diligent, and ask for referrals. 

This way, you're setting yourself up for success down the road to not be reliant on leads.There's a ton of different methods to doing this from attending networking events, hosting networking events, activity across all social platforms and obviously bigger pockets to name a few.

But it is not so easy to find a lender without social number.

I personally recommend searching around BP (& Facebook/Instagram/LinkedIn if you are on social media) for RE investors in some of those markets that you are very interested in as specific as you can find and sending them a direct message simply looking to connect.

We pull raw data and run call / text campaigns, also do a lot of social media ads, they have been expensive and producing lower quality results recently than earlier in the year so we put them on pause to adjust the campaigns.
