Empty can be good for you if you need capital improvements that are inconvenient for a tenant like parking, roofing or electrical. 

Sitting in parked cars?

Bought a park today here in Oregon...

Current lease is a single page lease from last owner, with hardly any rules in writing, which I have to live with till July 2015.Recently I noticed a new vehicle parked outside and vehicle owner has a key to the unit.  

Should I look for a single mobile home on its own land or try to find a mobile park?  

Check into the areas of West Roxbury and Hyde Park.

There are a number of problems I see...not the least of which is you are using the words, ""Around", "ball park", "not real numbers yet", "around (again)" and "most lenders".Any of those words mean you're not ready to analyze the deal yet.  

Developers are starting to pay more attention to this area since it's one of the least developed spots between Miami and Fort Lauderdale.Croissant Park and Tarpon River area just southwest of downtown Fort Lauderdale.

There's a private neighborhood park on the water at the end of the street but mines no on the water.

I was so freaking tired, I would put my car in park at red lights and take a nap.
