If you ever took the unit out of service as a rental you may have trouble putting it back into service is a rental in the future unless the building or complex falls back under the rental cap.

The trouble i'm having is almost all of the properties i've seen, it would be "cheaper" to rent, and wouldn't touch my capital at all saving the rest for investment properties OOS.

And, ideally, I'd want to refer you to the agent working that other area (because I could then negotiate a referral fee with them and get paid regardless of where you buy)3) where you will burn bridges and get yourself (and agent) into trouble, though, is if you are using one agent to do all the work and then writing the offer with a different agent.
