Thank you @Chingju Hu and @Virginia Marphis you both have valid points.

Naturally we are not enthusiastic to paint units in one-off colour schemes.Usually once or twice a year we get a tenant who asks to paint a room (usually a bedroom) or, occasionally, most of the unit, colours of their choosing.  

It is a delicate thread we must navigate but please keep in mind that California has done better than Massachusetts at managing that thread.

That is a delicate situation and will not be easy to navigate, but I think you already know what the right answer is.

Tenants are still willing to pay more for high-quality spaces, creating a delicate balancing act in the market.

Here's my issue, with this delicate situation I am going to have her give me all her son's SSI information and put him on the lease as a co-signer.  

Use the same colour as the rest of the house.

Assume a dumb *** landlord might say "you are denied because of the colour of your skin".

The kitchen is so white, it needs some colour-even other neutrals and some light. 

First of all, know that you have no recourse right now, since the courts are closed, so if you're getting your rent, play it delicately.
