When it is consistently paid late each and has been for years, it's no different than being paid on time for years, just that I make 5% more I'm not a type of landlord who hopes or seeks predatory/abusive tenant situations where I can harvest fees from my tenants.

This is fairly remote land only suitable for harvesting timber or hunting.It looks like the life estate was granted in the 80's and my county does not have records online that far back so I can't look up the original document.Anyone have experience with this?

@Martha Saldana-Beene I would have preferred west Madison county - Madison, Harvest, Toney due to proximity to Redstone Arsenal and other employers along with just development patterns in general but bidding up would push my budget in those areas.

My rentals provide me the long stability as a backup if I had to I could live in one of them.... they also give me some income to offset the high rents in my area and tax deductions I'd see from owning a primary.Maybe once I'm retired and empty nester I'd buy as at that point stability could help.... or maybe it gives me the freedom to move around again.My two best days as a homeowner were the day I bought my house (the American Dream) and the day I sold my house (harvesting my equity and having a major responsibility lifted off my shoulders).

The owner is asking $59k and it rents for $675/mo, renter pays the utilities.Outside of this "C/D" deal, I am looking at a few multi-use commercial space in town to run my professional business from, so harvesting equity from this empty lot and having room on debt service ratios might be beneficial in the next year or so.
