I know that many of you will think this is silly, ridiculous, and impossible, but I hope that you and I are smart enough to inject some serious capital into the S&P IF and WHEN this happens.

In order to calculate your rate of return you would need to understand how much capital you are injecting and how and when that is paid back.  

My red flags are pretty simple, the degree of disclosure of actual materials to be taught.The ratio of hype and sizzle injected to the description of topic information.

You can administer plan investments, but you cannot personally benefit nor can you inject value into the plan via the provision of services, commingling personal funds, etc.

I have litigated many of these cases and loved seeing legal zoom documents.Internet services do not provide: -No comprehensive advise on how to structure business and investments to achieve an overall AP plan;-No attorney to sere as organizer, initial member, and/or registered agent in order to maximize anonymity;-No sophisticated company agreement that deters creditors from taking control of your company;-No advise on how to move property into the LLC after it is formed;-No advise on how to use the LLC in conjunction with a land trust;-No advise on how to set up and arrange the LLCs finances, including LLC accounts, injecting capital, or loaning money to the LLC;-No advise on how to maintain the LLC liability barrier to prevent plaintiff’s from “piercing the veil”; and -No follow – up questions answered by a lawyer after the LLC is formed.

@Jason D.Our economy wasn’t fixed after ‘08, the FED simply cranked up the printing machines and began injecting cash into the economy giving it the fancy name “quantitative easing”.

So much so, that I found 2 properties that (I believe) would have been solid deals but I needed to inject more capital than I have at this moment. 

See if you can identify the species and read up on the best methods for tackling the issue (see link below).In the meantime (before move in), I would get the over counter traps (little black ones) designed for roaches and put them under cabinets, appliances, etc (blue tape can hide them on the near walls of cabinets or back side of appliances).Then I would get the peanut butter type product designed for roaches that is in a syringe and inject a small dab into nooks, crannies, even inconspicuous places (like inside wall plates).Sprinkle some boric acid based powder (often with a sugar/flour or pheremones) under appliances, behind them, around the hot water heater, etc.

I know it's not ideal but could you swing an injection of capital into the property to get it back to the right LTV for a refinance on the second?

Also,once you lift, you will want to fill the voids under the slab and level it with a foam injection system.
