Sean Hennessy New Investor Advice - Carolina Coastal
30 September 2025 | 7 replies
I’ll also say, since you’re still exploring, it might be worth broadening your lens a bit—markets like Columbus, Ohio are attracting tons of out-of-state investors right now because they check so many of those same boxes in terms of affordability, landlord-friendliness, job growth, and population inflow, and you can still buy rentals in the $120–180K range that hit the 1% rule and generate immediate cash flow while riding the wave of appreciation from huge employers like Intel, Amazon, Google, Honda, Microsoft, and LG moving in.

There are definitely homes out there that look and feel like townhomes but are technically classified as single-family residences, often with small lots and part of an HOA.In searches, it might help to focus on terms like "single-family home in HOA", "zero lot line", or even just filter by single-family and then narrow down by lot size or community type.

Eduardo Cambil Wish there was a "one-stop" tool for market research 🤔
26 September 2025 | 2 replies
🙌You’re totally right — tools like Qualtrics/SurveyMonkey and SEMrush/SpyFu are powerful, but I’ve mostly seen them used for marketing/consumer research rather than for real estate investing decisions. That’s what I keep bumping into: plenty of great general platforms, but nothing that brings together real estate–specific data points like:• Voucher demand or housing authority activity (for S8)• Days on market for rentals in a micro-neighborhood• Vacancy + “desirability” indicators (crime/schools)Out of curiosity — if there were a tool that gave you that kind of “plug in an address → get all the market intelligence” insight in one place, what data would be the most valuable for you personally?
Collin Hays A question about septic systems/holding tanks
1 October 2025 | 13 replies
A thousand gallon tank, which would be about the size of a small-to-average septic tank, with a cabin with 2-4 people staying, is likely going to fill up in less than a week unless they've piped the grey water (washer, shower, kitchen sink) somewhere else like a dry well.
