If your hiugh risk, low fico, no experience, dealing with a PML (Private money lender) I know lenders who before a broker charge 4, 5, 6, 7, 8 , 9, 10 points....

AirBnb and mid-term rentals (you need to furnish it and pay for utilities and WiFi) and rent by the room (self manage and deal with multiple roommate tenants) can get higher rent but it's more work.

I’m saying you’re risking a lot on a deal that could be expensive to hold and hard to get rid of.

This may be  a long shot, but would love to perhaps partner with, work out a deal with someone that does flips in my area.

Who says you can't close one extra deal every month?

I have not invested with them but if I was interested in that type of product I would setup a call to learn more about them

I spent a lot of time structuring this deal, getting revision requests, and it was pretty much close to loan docs.  

Investors: how do you structure payment terms with contractors to keep cash flow manageable on creatively financed deals?

Just hire a lawyer and let them deal with it.
