if a builder like for us.. has 100 to 200k NET NET profits on our new builds offering 10 to 20k is a no brainer ..

I doubt a "no" lawyer will take this case, they just have to find a lawyer who only works the eviction process in cook county and nothing else, not a family friend lawyer who does divorces or something that is not an eviction. 

Most projects are not a yes, they are a no. 

Alternatively if this is an out of the box rent arrangement, as it sounds like it, you can do a no ratio DSCR loan.

After rehab, appraise at $170k and refi out 1st position + 2nd position into 1 single loan at $125k total as a no-cash-out refi.

You’re absolutely right that bank rates are high right now, and for many investors chasing fixed income, 5%+ risk-free from a CD or T-bill is a no-brainer.
