I'm treating this first deal as a launchpad to build from.I like to plan ahead and set clear goals, and I truly believe that building a rental portfolio will give us a strong foundation and income safety net for the future. well I suspect you could sell your bizz to and generate cash from a sale I see many subs sell their business's for some very good money.. grass is not greener though when it comes to be a landlord  JUST SAYIN.. at least with your electricians your dealing with education quality folks tenants unless your buying the higher end your going to be dealing with different type of folkss that can just be incredibly frustrating.

If you pursue conventional financing (agency), then your education debt is calculated in one of a few ways:If a monthly liability is reported on your credit report, that is the amount that will be used in the DTI calculation.If there is no monthly liability on your credit report (shows blank or zero), Fannie UW will use 1% of the total debt towards your DTI calc and Freddie UW will take 0.5% of the total debt towards your DTI calc.Depending on what type of 1099 income you have, you may be able to offset your income with deductions or credits to essentially "zero" out the impact on your DTI.

Staying in consistent communication with them is essential & is like hiring a PM where you have to stay on top of ensuring they are looking out for your best interests & not allowing your asset to slowly degrade away.You should always protect yourself with getting an inspection & having professionals within their field give you their perspective.
