There might be a CU Credit Union or Non/QM lender out there that might have an allowance on their Seller held Second.The only other way I have seen it work in today’s model is when the seller updates the Vesting on the home and add's the New Buyer to the title.

Advise, change the marketing.. test each marketing piece you are doing and if there are changes that need to be made, copy, marketing type (mailers to PPC), make the change and put it into test mode to see what needs to be done to get more deals equally more money.
