Replacing keyboard jobs is phase one (next thing would be trucking and transportation in general, uber, doordash etc) which would lead to a lot of people not having much money to spend and really drive a recession.

Great for a buy and hold area but haven't seen too many flips there yet to drive up ARVs.

The ones who will drive to properties for you when you are years away from being in a position to buy, to give you an idea of what they are like, run comps, tell you what rent is down to an exact dollar amount, most likely also make money doing 'buying and selling homes'. 

I've also had a couple of bad reviews (contracting biz) from non- customers, 1 from Ghana, which would be a very long drive!

I'm not sure how this would fly today but years ago a friend with a large, profitable Section 8 inventory used to drive to the prospective tenant's house to see how they kept their current place before entering into a lease.
