One of the sore points in the moratorium is that the Governor is allowing tenants to use their security deposit to back pay their rent if they have more than one month's security deposit.   

I hope to invest in a SFR or small multi-family unit (i.e. house hack) at our next assignment to dip my toes into real estate investing.

But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want. 

This is my way of not being forced to rent to the first qualifying party that gets a toe in the door.

I work with a lot of MTR investors and what I am seeing frequently with multifamily acquisitions, particularly with new investors, is that they often test the property just like you're mentioning, as a way to dip their toes in the water and see what works in their area and for their personal style.

Hey @Nicholas Dillon, when I first dipped my toes into syndications, I remember feeling the same hesitation.. the returns looked tempting, but something about those shiny numbers made me think twice.

This way the building doesn't stick out like a sore thumb and keeps its "charm"
