Santa Cruz, known for its beautiful coastline and boardwalk, is relatively friendly to STRs, though you must comply with local rules.

It would have to be a spectacular deal for me to ever invest in condos again. 

I'm biased towards the spring, but fall is pretty spectacular weather-wise.

You don't buy a rehabbed house so a tenant can trash it.While I agree I probably paid market value for it, I feel comfortable the return is reasonable if not spectacular.
