This is also about nat gas to Europe through Syria, etc Russians and Saudis can maintain production at $20 - it'll hurt both (it already is), but both will do it for prolonged periods.

@Cary Ferguson Jr If I drop the Japan reference, and just talk about prolonged low interest rates (a possibility so that the government can afford to service its debt) and the foreign money pouring in to US real estate (we're the least lame option) yields could still be going lower and lower in real estate suggesting that it's worth loading up on more real estate even with declining yields.

I would argue that what you just described (prolonged period of low interest rates/ negative interest rates with an economy just muddling along) is VERY BULLISH for real estate.

Because D/F class investments have a much smaller tenant pool that can pass normal screening standards the vacancies are prolonged, and eventually you panic and add tenants that are not qualified.
