One area near your work and without rent control is Inglewood, although the prices there have gone up because of the stadium (and there are talks about a Clippers stadium now).Good luck!

Here's another thing to consider - its really hard to buy a deal in Los Angeles but you can MAKE a great deal in Los Angeles if you learn the laws and think creatively (consult a lawyer as well).We bought our duplex (two - 2bed/1ba units) in south LA (walking distance from the coliseum and LAFC stadium) in 2017 for $400k; we got a deal because it had one rent control tenant.

These is a lot of new developments in Las Vegas on the way (raiders stadium and a couple new resorts just to name the main ones).

Bought a 5 bedroom 3 bathroom duplex less than 1 mile from new LA Rams stadium.

The near east side neighborhoods are exploding (mostly flips), BRip is the new Carmel, Hancock County, Noblesville, and Greenwood are attractive, new soccer stadium in the works, Elanco headquarters downtown, and justice center completed. 

In grade school I won a ticket to the Green Bay Packers at Milwaukee County Stadium.

Red Bull Stadium is nearby and there are several bars and restaurants already there or on the way.  

I guess thats a stadium sized red flag!

Not the best deal ever but I think it will appreciate quite nicely with the stadium and all the other projects going on around here.
