I’d love to hear real experiences from the community.Here in Canada we have virtually no secondary note market so I have to create my own by selling on terms.Once set up, yeah it's about as passive as real estate gets.

I have my insurance broker checking monthly till they open up writing new policies and swap newer properties' policies to them. 

After a few years, you'll have experience, relationships and EQUITY that you can leverage in to bigger deals that will come easier because you've already laid the foundation.

However, like ANY market, there are exceptions, and with as much inventory as their is in TN, I'm sure some deals are up on the table right now once negotiations start. 

With the right mindset and a bit of financial discipline, you truly can achieve financial freedom through real estate, potentially in around 10 years.

The market nationally is stuck in mud in my opinion.
