I don't anticipate you finding much that will meet your criteria west of the river, but I generally consider west dayton "block by block" so you just gotta get on the ground and check it out.

Development is still happening, but nowhere near the rate out west.

West Clinton st near the new LEECOM building being erected.

Great for water.   3 miles to the west 350 foot wells , “Old” sulfur water, and some had to drill deeper last year.
