I don't anticipate you finding much that will meet your criteria west of the river, but I generally consider west dayton "block by block" so you just gotta get on the ground and check it out.

Great for water.   3 miles to the west 350 foot wells , “Old” sulfur water, and some had to drill deeper last year.
