I’ve noticed a shift in how a lot of investors are structuring deals lately.

The locals do make it difficult to do a lot of tourist based growth largely because the tourists make life hard during the harvest season.

I’m hearing from a lot of investors who are diversifying into larger projects for stability and scale.

I'm assuming John has done a lot of transactions and is capable of representing himself as well or better than a typical buyer's agent could.

I pass up on a lot of deals.   

Long story short the day my tenants paid the bulk of the mortgage we did a lot more fun activities like vacation/ traveling  that was a large part do to the fact my wife and I were not dependent on working 40 hours per week to pay a mortgage.  

I have been running a lot of subject-to and wrap deals in Florida for years, but I’m curious how everyone’s making them work right now, what seller terms are actually landing in 2025, any creative clauses or setups that are closing, and how you’re keeping the due-on-sale dragon asleep, just looking to hear what’s working (or flopping) in other markets.

A lot of people online make it sound like a nightmare, but most of the trouble comes from not knowing what you’re stepping into.
