You can also create the leases from the site and have them put the maintenance requests all thru the platform. 

I would say try Steadily, except I think they max out at 4 units on a site.

When it comes to finding deals, Redfin and Zillow are okay for general browsing, but if you're serious about multifamily, I’d check out LoopNet and Crexi for commercial multifamily deals, and also get plugged into local investor-friendly agents and wholesalers who often have access to off-market opportunities that never hit the big sites.
