I see these occasionally, but most of the ones I've seen in the past year or so have been in the high teens. 

How old are your teens?

The returns may not look as sexy day one but in the long run may payout. 

While it doesn't provide a sexy return like a flip or BRRR it's a great way to start and it's a slow, consistent return for you.

One thing my teens have taught me is not everyone wants to be contacted directly on the phone.
