Hi @Victoria Townsend this sounds very similar to our deal structures we've done often in the past, however those were always for flips or BRRR.

Some thoughts:1) If you are willing to go outside of the Lower Mainland, I'd look at Calgary, Edmonton, Regina or Saskatoon and maybe Vancouver Island (Victoria or Nanaimo).

Other areas in BC may fit your criteria: Vancouver Island: Victoria, Nanaimo, Duncan.

from where I´m from in Mexico (Victoria, Tamaulipas currently in Monterrey, Nuevo León) it´s something pretty common actually especially for A/B+ markets; you develop a gated community or suburb with all its amenities and leave the pads alone and people will buy the land and build their houses as they please; sometimes you can see 4 or 5 different styles of residential architecture in the same zone
