I may not even figure the demo cost into it, because there are some benefits to having a pre-existing structure (vs completely bare land).

Otherwise come moving out you may have damaged items the tenant claims to be pre-existing and the ex-owner is not going to help you.

The folks I work with operate under the SEC exemption (I think Reg D 506b but I don't have it front of me) that allows up to 35 non-accredited investors, as long as they are sophisticated and have a pre-existing relationship with the sponsor.
