Regarding some of your queries, I just did a quick search of recent sales and $300k - $350k seems to the range of comps for a typical 3 bed, 2 bath SFR with ~ 1,200sf. 

I'd definitely like to be added to his MLS automatic queries, so any deals that pop up are sent over to me2.

My goal is to import the spreadsheet into a database that I can query for specific criteria- for instance- non owner occupied, value greater than, etc.

I had around 150 Facebook queries in under two weeks (6000+ views) for a vacant apartment in a town of around 100,000 people.

I got familiar with Koneohe and Kailua and some idea of how the permit process might go while taking the tests to become an RME for our contracting company (it took the DCCA 2 months to respond to my query about whether  permits would be required for a federal job we were bidding on state land on the big island.
