Got to med school, into option trading, and then quickly realized nothing would make as much guaranteed capital for me as my career would.My two cents of advice is prioritize education, preferably in a useful field that can make you a high W2 earner if all else fails - engineering, medicine, etc.

But I'm not going to go negative on a property when I know I can make gobs of cash flow in Houston -- in areas that I know have had strong appreciations ("A" locations near downtown, med center, etc).
