But it sounds like BRRRR is something you are not necessarily targeting.

I'd look specifically on the reports for sf and look to see if the units have similar finishes to validate comps to the target property

Out of state definitely has extra moving parts, but once you lock in a solid agent/PM/contractor team, it gets a lot smoother.I agree on targeting B-class areas since they tend to attract more stable tenants and you’re not chasing constant turnover.

That could be a good spot to target. 

I’d also spend some time upfront learning what financing you can qualify for so you can target deals that line up with both cash flow and tax write-offs, like properties with rehab expenses you can deduct right away.This post does not create a CPA-client relationship.
