Instead of looking for 1-4 MF or SFR, I would look for a desirable area that you would want to live, with great schools. 

The flip is that all the counties to the south (those nearest WDW) are where a majority of the STR's currently reside due to more lax regulations on STR's.

AS noted we have two small positions and communication is very good reports are on time K 1s are on time.. of course we will see how it all ends up .. but for day to day operations compared to the horror stories you are hearing about other syndicators they are doing very well.Thanks!

How much are rent-controlled renters generally accepting as buyouts to vacate the apartments these days? 

If they get defensive then they're daisy chaining it without the original wholesaler's knowledge.Also, some wholesalers may try to rush your due diligence period. 10 days for a serious buyer is doable.
