.: @Justin Daltoncan you do a live in flip U need a capital partner .. give them the majority of the return. fill your experience bucket up once that is at a level where you can show other investors what you u have done then strike out on your own.. this is what I did personally.. it takes decades at least for me.. then once I had some experience etc..

Thanks….I moved in to a new town in 2006… and I immediately joined the local REIAs…And the communication / email process of one had me baffled…. although there was a “ bulletin board” ..all comments were delayed a day or two before getting posted… I asked “ why the delay” and it was explained that all posts are vetted to make sure that they complied…blablabla…I called bull… by saying that …in my previous REIAs if you ran afoul of the rules there was a warning and a three strikes and you’re out system… but a sometimes deals a very time sensitive… getting the flip out to the whole group SWIFTLY was very important….

As an independent contractor back-in-the-day, income applied to 401k was capped at (maybe) 30% of reported income....and if that is still the case and this is a similar situation then I would need reportable income of about 95k to max out 2025 401k contribution - strike that .... think I could max out at 60k meaning reportable income would need to be 200k?
