Knowledge of your market, good resources and skill development are all important to success in the long run.

While viewing properties, develop relationships with the brokers, sellers/homeowners (if you're doing the deal direct-to-seller), neighbors, other investors, etc. 

I built something cool around it (well a developer did), but I am the visionary and have closed 8 houses this year with it.

So closer you can get to there the better in terms of future upside.Cranberry Township and Robinson Township/Airport area are also growing quite a bit outside of the city as far as jobs/development goes in the burbs.

The city of Mesa came out with a new plan that includes wanting to rezone a lot of residential space near the lightrail and focusing on walkable developments.

You have to genuinely care about them and their situation to start developing trust... if you don't care, they'll know.All the best!
