"interior/exterior" inspection is pretty broad, so think about what that actually entails.Make sure you check fire suppression equipment (smoke alarms, extinguishers) as tenants love to pull those off the wall and throw them in a drawer.

So basically there are some suppressed areas where prices can fall so low that that a bank will not even want to do a loan for it because the loan amount will not be enough to make it worth their while.

At the end of the day, your looking for that property that has deferred maintenance, thus suppressed rents, which normally means they are siloed from the market inflation till the very last minute before the market rolls over.

@Jeffery Waicak  In my town, you can't have more than 5 unrelated people living in the same house under the normal rental property rules.  6 or more with with a full time staff member falls into another category and might have some requirements you didn't think of, like a fire suppression system.

Refigeration can be an issue, three dump sink, grease trap, gray/blackwater holding, screens over lights, fire suppression if you have fryers or stoves.

That said the "professional office" status in most cases suppresses the parking issues (again see zoning in your area) A great side note is that ADA renovations are treated very well in the tax code so often I have no issues in getting all the needed ADA Reno's done under budget.
