I've found the possibility of wholesale intriguing, but what's the best model/path forward?

You can actually resale them for a higher retail price than the wholesale price you paid.

Welcome, and smart move starting with a market like Baltimore, it’s more manageable than SoCal for a first flip.Focus first on finding solid deals through wholesalers or investor-friendly agents.

For wholesale deals, they'll likely want you to use hard money.

So after direct wholesale cost (from the money, ex. 1 pt) they will originate the loan for you at the standard "2" for 1 pt to their company.
