If it had substance we would negotiate.

However, if you have ever bought a house at auction (@Hal Thompson has so I'm sure he'll concur), or seen the inside of a just foreclosed house before the bank has had it cleaned out - well, there are lots of owner occupants (not just renters) living in conditions that are similar, and attributing the situation to substance abuse is just stereotyping and might not be quite true.

I have a drug free addendum that specifically says we abide by the FEDERAL controlled substance act, and I make the new resident read it out loud to be sure they understand it! 

We have pvt. messages to bring up any heartfelt issues or attacks.I see u r an attorney - so your opinion is biased to say the least - your statement is bland and without merit and has no substance.

It's just that some vital aspect of our character has changed that values show over substance & appearing bigger than ourselves.

Now I'm realizing that for this whole idea to fit in line with my values I'd really like to use my investing to not only create a passive income for myself but also to contribute to making low socioeconomic urban neighborhoods better, particularly for kids who grow up in those areas, like helping them be less exposed to toxic substances and pollution, or have safer neighborhoods to play in, or more access to health/education resources. 

In Michigan, you can insert this clause in your Lease:ILLEGAL DRUG USE: Tenant must not violate, or knowingly allow another to violate, federal, state, or local laws regarding the use of controlled substances or the use of alcohol by minors in or around the premises. 

Liability insurance shall be in form, substance and amounts reasonably satisfactory to Broker, but not less than $500,000 (five hundred thousand dollars).

(i.e. bedbugs, illegal substance, etc) good luck.
